  • (대출)금리가 많이 오르기 때문에 부동산으로 버는 돈은 줄어들 수 있습니다.
  • 제 1주택과 동일한 은행에서 제 2주택 매매를 위한 대출을 받은 경우, 만약 어떠한 사유로 대출을 갚는데 문제가 생기면 그 은행은 두 부동산 모두 팔 수 있습니다.
  • 부동산 매매는 보통 시간이 걸리는 반면, 대출자가 주택담보대출을 상환할 것을 요청하면 또다른 빚을 지게될 수 있습니다.
  • 부동산 시장은 끊임없이 변하므로 갑자기 집을 내놓아야 하거나 부동산 가격이 떨어졌을 때 집을 팔아야 하는 상황이 있을 수 있습니다.

 

일이 복잡한가요
부동산 투자는 보통 어느 정도 신경써야하는 일이며, 주식 투자나 은행에 저축하는 것보다 시간이 더 많이 소요됩니다. 적당한 부동산 찾기, 집관리, 세입자 찾기 등 시간이 걸리는 일입니다. 여기까지 일을 다 끝냈다고 하면, 앞으로는 일이 더 많아집니다. 꾸준히 집을 관리해주어야 하고 기존의 세입자가 나가면 새로운 세입자를 찾아야 하기도 합니다.
만약 투자자가 시간이 없거나 직접 그것을 하고 싶지 않다면 자산 관리자, 부동산업체를 통해 대리할 수 있습니다. 물론 그만큼 돈이야 들겠지만 전문가에게 안심하고 맡긴다는 장점이 있습니다.

상업용 부동산을 사고파는 운용형 펀드에 투자할 수 있습니다. 이는 사무실 건물, 쇼핑 센터 또는 공장과 같은 부동산을 소유하고 있거나 이러한 부동산에 대한 채권을 가지고 있는 투자처를 말합니다.
